At TRP Realty, real estate isn’t just a business—it’s a lifelong game of Monopoly turned purpose. What began as Ted Payton’s curiosity in college evolved into a family mission: transforming properties and communities with strategy, joy, and three generations of heart.

Ted Payton, one of Mississippi’s first independent minority brokers, brought his tenacity to Maryland in 1988. Surviving the 2008 mortgage crisis, he rebuilt TRP Realty on resilience and a simple truth: clients are family. His daughter Teddi grew up in open houses and meetings, her curiosity becoming a career.

Teddi merged Ted’s hands-on grit with her Georgetown Master’s in Real Estate—earned while pregnant with her son—to demystify finance for families and investors alike. Whether simplifying mortgages for first-time buyers or structuring commercial deals, she ensures clients understand every decision.

Today, Teddi’s teenage son joins the journey, learning the ropes and proving TRP’s future is as bright as its past.

Ted Payton’s real estate journey began with a borrowed book and a dream. While pursuing graduate studies, a chance encounter with real estate development literature ignited a passion that led him to earn his broker’s license, a path that would redefine his life and countless properties. In the 1980s, as one of Hattiesburg, Mississippi’s first independent minority brokers, Ted built his initial agency with grit and a small SBA loan, learning early that success thrives on personal connection and meticulous care.

When Ted relocated to Prince George’s County in 1988, he brought that same dedication to Maryland, becoming a trusted advisor through shifting markets. In 2008, amid the turbulence of the national mortgage crisis, he reaffirmed his commitment to clients by reestablishing TRP Realty, a testament to his resilience and belief that even in uncertainty, opportunity blooms with the right guidance.

Today, Ted’s expertise shines in property rehabilitation and strategic development, where his hands-on approach transforms neglected spaces into thriving assets. But beyond bricks and mortar, he believes real estate is a deeply human business. Whether advising a first-time homebuyer, negotiating a commercial lease, or consulting on land redevelopment, Ted’s philosophy remains rooted in listening closely, acting thoughtfully, and prioritizing your goals as if they were his own.

With over 20 years of experience, Teddi Payton believes that real estate—at its core—is about people. As a co-owner of TRP Realty, a family-owned boutique brokerage, she’s made it her mission to turn complex financial processes into clear, empowering pathways for clients.

Teddi’s career began in residential real estate, where she honed her talent for demystifying mortgages, financing, and homebuying for families. Her groundbreaking first-time homebuyer programs and community workshops became a lifeline for DC,  Maryland. Virginia residents, simplifying everything from credit requirements to closing costs. “When people understand their options, they gain confidence,” she says. “That’s where true progress begins.”

In 2009, Teddi shifted her focus to commercial real estate. She earned a Master’s in Real Estate from Georgetown University in 2012 to deepen her expertise. Drawing on her residential roots, she now applies that same clarity and care to investors and developers. Whether guiding a small business through a lease negotiation or structuring a multimillion-dollar redevelopment, Teddi bridges the gap between financial rigor and human connection. Her global network of investors, lenders, and partners ensures clients access opportunities others might overlook.
